Our Process for Homes Built before 1978:

  • Exterior painting for houses built before 1978 may contain LEAD based paint.

    Power washing these houses is not permitted

    Lead from paint, including lead-contaminated dust, is one of the most common causes of lead poisoning. Deteriorating lead-based paint (peeling, chipping, chalking, cracking, damaged, or damp) is a hazard and needs immediate attention.

    It may also be a hazard when found on surfaces that children can chew or that get a lot of wear-and-tear, such as windows and window sills, Doors and door frames and porches. Be sure to keep all paint in excellent shape and clean up dust frequently.

  • We approach these houses differently than houses built after 1978 as you know LEAD is not safe four us neither so what we do first is:

    We remove all items around the house to cover them with plastic and seal them to protect them from paint chips or dust, we proceed to cover the ground with thick plastic film about 10 to 15 ft from the walls then we attach the end where it meets the house wall with adhesive tape so no chips or dust can get into the ground.

  • After plastic is in place we make sure all windows are closed so no dust can get into the house, then we proceed with our protective lead apparel and start scraping all missing and loose based paint of the exterior of the house, to scrape all the house it will take from one to two weeks depending the size of the house.

    Any color changes generally require two coats of paint.  If your interior painting project does not require a color change, then one coat of paint will most likely suffice. After painting the walls with two coats, we’ll paint your trim and doors. 

  • When scraping is completely finished, we make sure to repair or replace any loose or rotten wood of the exterior of the house including siding, trim, fascia & soffit, we repair any loose or cracked stucco professionally and the right way. After repairs are complete, we start priming with a high-quality primer for lead-based paint houses, after priming is done, we start caulking all gaps cracks & voids where moisture can penetrate to prevent wood from rotting.

  • Finally, prep is done. Our next step is to cover and mask all unpainted areas to prevent overspray & paint drips. We cover all exterior house items, decorations, cement floors, windows, fixtures or any unpainted areas; Our final touch is to apply the paint with a brush, roll and spray machine.

  • After the painting is done, we start the clean up all around the house, at the end of this long project we walk all around the house to make sure that all that we agreed to do was done correctly in order to place all items back where they were before.

    Painting this kind of house requires real experience and knowledge but we also have to follow EPA rules. If your house is built before 1978 and you are thinking to get it painted please ask about the prep process, a lot of painters ignore this and don’t have the knowledge to do this kind of work.

EPA RRP Certified - What does that mean?

The EPA (Environmental Protection Agency) has a rule that requires firms performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities and pre-schools built before 1978 have their firm certified by EPA (or an EPA authorized state), use certified renovators who are trained by EPA-approved training providers and follow lead-safe work practices.

That rule is called RRP (Renovation, Repair and Painting Rule).

Our Process for Homes built after 1978:

  • Our exterior painting process starts with power washing all exterior surfaces, that are going to be painted so that the paint will have a nice clean surface for longer lasting results. Before we power wash, we remove all exterior items from the walls or around the house like exterior furniture, tables, chairs, grills, plants, decorations, etc. When we power wash, we use outdoor cleaners specifically used to remove any dust dirt smog, algae or any exterior contaminant.

  • Before we begin painting, after it has been power washed while it is drying, we start by scraping the peeling and loose paint, pound in loose nails, replacing any rotten wood boards siding or trim if necessary, caulking cracks, gaps where moisture can penetrate, priming bare wood, removing storm windows, re-glazing any loose or missing glaze, etc.

    At this time, we can start sampling the different colors that you have chosen so you can see how they look and be able to make your final decision on the color you like best.

  • Now that you have selected the colors and sheen of your choice, we can start protecting and covering all unpainted areas with plastic film, masking paper, drop cloths, tape windows, brick, roof, concrete, and any unpainted areas. Our application method will either be brush, roll, or spray. This will depend on the specific project. We will apply one or two coats of Sherwin Williams or Benjamin Moore premium paints for the best results because using cheaper paints doesn’t produce lasting results.

  • After the painting is done, we start the clean up all around the house, at the end of this long project we walk all around the house to make sure that all that we agreed to do was done correctly in order to place all items back where they were before.
